PROPERTY ISSUES
Moving house is known as one of the most stressful times we experience. The process is full of uncertainties and variables and at times it can seem as if no one is on your side, working for you. We aim always to make the legal process as smooth and swift as possible, fully involved and aware of your needs and priorities.
Letting property as landlord or tenant can also be pressured. Often decisions must be made swiftly - landlords want their properties to be income-producing as soon as possible; tenants often have fixed dates by which they need to move in - but they need to made with cool, calm consideration.
There are very few property issues which we have not encountered. This wide experience, and our thorough approach, means we never compromise on paying attention to details which might leave you at risk.
There are several, separate aspects to buying, selling or letting property. Click on the subject you want to read about or scroll down:
Conveyancing in England and Wales[ TOP ]
Some firms offer special cut-price deals on conveyancing. There is usually a reason why the price is low - perhaps because the level of service is low with a sloppy approach to checking leases and other documents. This is a short cut that can lead to long-term problems.
We are neither at the top end of the charging scale nor at the bottom; for us, providing a thorough service is more important than price. We work as fast as we can, using on-line searches to speed up the process, but we never take short cuts for the sake of speed. We pledge to work thoroughly, knowing that time spent now on detail hidden in small print is time, money and worry saved later.
If you would like us to do the conveyancing on your property - when buying, selling, buying to let, re-mortgaging or transferring equity - please contact us.
Conveyancing on properties abroad[ TOP ]
Conveyancing on properties abroad will normally be done in that country. We can help by providing notarial services - authenticating and legalising documents you need to complete the transaction.
Home Information Packs[ TOP ]
Anyone putting a residential property on the market must provide a Home Information Pack. The packs, and the issues they raise, have created a lot of publicity, both positive and negative; it will take time to assess their value in practice.
The compulsory information in each HIP depends on whether the property is freehold, leasehold or commonhold. Other information can be included and may make your property easier to sell.
We are able to produce HIPs and will advise you on what yours should include to make it easy for you to sell your property. We should be your first port of call before you place your property on the market.
Equally, if you are a buyer, we will be just as keen to check the details, ensuring there are no hidden meanings or gaps in the seller's HIP - so you can be sure of all implications before you decide to proceed with the purchase.
If you would like us to produce a Home Information Pack for your property, or check the one provided by the seller you are buying from, please get in touch.
Landlord and tenant issues[ TOP ]
We act for landlords and tenants at any stage of the lettings process, from drawing up or checking leases and short-term tenancy agreements, to negotiating terms.
There is more to most leases and tenancy agreements than meets the eye. We advise clients that taking a quick, cheap approach at the start can lead to slow, expensive legal wrangles later. Instead, we always provide a thorough service, looking for ambiguous or clever wording and advising you on the implications of unusual clauses.
Whether you are the landlord or the tenant, contact us for help in representing your interests, so you reach the best possible outcome from your point of view.
